BRAMPTON, ON (July 18, 2024) – The City of Brampton has successfully negotiated a settlement with the appellants of the Heritage Heights Secondary Plan, unlocking the future development of Brampton's last undeveloped area as a sustainable and complete community. The Ontario Land Tribunal (OLT) considered and approved the settlement today. The revised plan will provide for diverse housing options with approximately 40,000 to 50,000 new units to align with Ontario's provincial housing targets and the City's new Official Plan, Brampton Plan. A fully developed Heritage Heights will create over 54,000 new jobs, allowing for a mix of innovative office, retail, prestige industrial, modern recreational facilities, quality public spaces and new parkland.

The “Heritage Heights Community” stretches from Mayfield Road to the Credit River Valley and from Winston Churchill Boulevard to Mississauga Road, representing one-sixteenth of Brampton’s total land mass. The revised Heritage Heights plan builds on robust public engagement and developed in collaboration with affected landowners, the Region of Peel, the Credit Valley Conservation Authority and key stakeholders.

Project timeline:
  • ​2020: The City’s Planning and Development Committee endorses a Conceptual Land Use Plan for Heritage Heights.
  • 2022: Brampton City Council adopts the Heritage Heights Secondary Plan.
  • Present: After an appeal to the OLT, a settlement has been reached, avoiding a lengthy OLT hearing and associated costs to taxpayers. 
The revised Heritage Heights Secondary Plan continues to focus on creating a complete community with full-service, mixed-use amenities, accommodating up to 134,000 residents. As the north-western gateway to the City of Brampton, Heritage Heights will transform from mainly rural lands into a vibrant, mixed-use, walkable, and transit-supported community where people can live, work and play. The Secondary Plan establishes a vision where people, business, arts and culture will thrive and where the built environment supports the well-being of residents. Development in the Heritage Heights community will protect and celebrate its natural heritage assets and ensure climate change mitigation and adaptation are critical components of its planning, design and construction.
